1 What are the benefits of booking a villa for my vacation?

Villas are a particularly good option for a family vacation as it offers you much more space for each of you, your own private pool and spa and when you have tired children who want to go to bed you are not faced with an evening perched on the end of the bed with a takeaway dinner balanced on your lap and the TV turned down so as not to disturb the Children.

2 What are the villas like and what size villa will I need?

Typically each villa has a living area, dining area, kitchen, laundry room, 2 or more bathrooms and 3 or 4 bedrooms. You will also have your own pool and spa and outside eating and lounging area, all protected from bugs under a Florida fly screen.
A 4 bedroom villa will offer additional features like 2 en-suite bathrooms.

A three bedroom villa is recommended for a party of 2 to 6 people.
A four   bedroom villa is recommended for a party of 2 to 8 people.

3 How do I find out if a villa is available and do I have to book Saturday to Saturday?

You can check villa availability simply by completing the enquiry form on this website and I will email you a quote and confirm availability or by telephoning me in the UK on
+44 (0) 1903 267267.
You do not have to book Saturday to Saturday. We accept bookings starting on any day of the week but they must be for a minimum of 4 days. You will not be charged extra if your booking does not start on a Saturday. You will only pay an additional end of stay clean if your stay is between 4 and 6 nights.

4 How do I book my chosen villa and how much deposit will I need to pay?

Once I have confirmed availability please either email or telephone me as soon as possible to secure your reservation. I will hold that reservation for 10 days pending the receipt of your booking form and deposit.
A deposit of 20% of the total rental value is due at the time of booking to secure your reservation. This can be paid by personal cheque, bank counter cheque, money order or by major credit cards (Visa/MasterCard/Amex)
I will need you to complete a booking form and pay a booking deposit. When I email you your quote there will be a booking pack attachment. This pack contains a booking form for you to print off but you will need Adobe Acrobat reader software loaded on your PC. If you do not have this software you can download it for free from the Adobe website. Please follow this link to get your free copy of the software downloaded.

Don't worry though if this is not possible, there are a number of ways to get a booking pack to you and I will happily do what I can to achieve that.
Once you have completed the booking form and you are paying your deposit by cheque, please make the cheque payable to the payee given on the booking form and mail to the address also given on the booking form.
If you are paying your deposit by credit card, please complete the booking form and credit card payment form and either mail to the address on the booking form or fax the forms to me (fax details are provided on the credit card payment form)

5 What is the registration form and when do I complete one?

I will send you a registration form for completion when the final balance of the rental is due and I need you to return the completed form with your final payment.
It is a legal requirement that you complete this registration form and return it to me, so that I can maintain a villa register and that you sign to accept the full conditions of occupancy for the villa.

6 Do I need to take out travel insurance?

It is really up to you if you take out travel insurance but we strongly recommend that you do, in the unlikely event of you needing to cancel your vacation, in case of illness or loss of personal items while on vacation. Each travel insurance policy is slightly different and the insurance company you choose should be consulted for the details and terms of their cover.

7 When do I pay the balance and what method of payment are accepted?

The balance of the villa rental and pool heating (if taken) is due 8 weeks prior to your arrival.
I will send you a statement, registration form and credit card payment form  approximately 2 weeks prior to the balance due date for completion and return with your payment .
If you are booking your holiday with already less than 8 weeks to go, then the full amount is due at the time of booking.
Both payments can be paid by personal cheque, bank counter cheque, money order or by major credit cards (Visa/MasterCard/Amex)

8 Is there a charge for paying my deposit or balance by credit card?

Yes unfortunately. We are charged 3% of the transaction value for each of our credit card transactions, so that 3% charge is passed directly onto you.

9 What is a security deposit and when do I pay it?

The security deposit is due with the final balance for the villa. The security deposit is designed to cover us in the unlikely event that you or a member of your party should break/damage or lose an article of value in the villa during your stay. We request a deposit of UD$200 or £140. This can be provided by cheque or credit card. We will not cash the cheque or charge the credit card unless we are advised of a problem following your stay. Should this be the case you will be advised before the security deposit option is exercised by us.

10 Is the villa cleaned during my stay?

Not unless you request an optional mid stay clean at the time of booking. Please see my optional extras page for details. Should you decide once you arrive that you would like to have the villa cleaned during your stay, then you can contact my Managing Agent in Kissimmee and they will arrange the clean at suitable time and you will then pay for the clean locally.

11 Are towels and linens provided?

Yes, towels and linens are provided for you to use during your stay in my home. All beds have 2 sets of sheets. Ample pillows and a full size comforter.
Each home offers plenty of bath and hand towels (wash cloths are not provided) for use in the bathrooms and on the pool deck.
Can I take the towels to the beach? No, the towels are specifically for use in the villa and around the pool.

12 Do I need pool and spa heating?

This is a difficult question to answer but it depends very much on the ambient air temperature and on personal preferences but I have known guests to request pool heating in July.
Generally though pool heating will be required between November and March and possibly in October and April as well. When the pool and spa heating option are taken the water is heated to 85 degrees Fahrenheit and the spa to 100 degrees Fahrenheit by switching the spa time switch on. When the spa is activated, it takes approximately 30 minutes to bring the spa to temperature and once the spa session finishes the spa heating will stop and the settings will return to the pool.
The pool is set at 85 as approved under the Florida Health Code. Chlorine breaks down above 85 degrees and the pool will not be sanitized. The Florida Health Code (Code 64E) also states that when using a spa a person should not sit in it more than I hour due to extreme muscle relaxation and the fact that any chlorine in a small amount of water at that temperature will have dissipated creating a health hazard.
If you do decide not to take pool heating when you book, all is not lost. If when you arrive you find the pool temperature is too cool, you can contact my Managing Agent in Kissimmee and they will arrange for the pool heating to be turned on for you. But please be aware that the pool can take 24 - 48 hrs to reach temperature and you will be charged a $25 call out fee to turn the pool heating on specially.

13 How will I find the villa when I get to Florida and how do I get the villa keys?

When you book your villa and pay your deposit/balance I will send you a booking confirmation pack. One week prior to your arrival at the villa I will email or mail your an information and directions pack. This pack will contain the villa address, with all appropriate information relating to the villa and detailed directions from either Orlando International Airport, Sanford Airport or the Interstate 4 (should you be arriving by car) to the villa.  Please note that check in to the villa is STRICTLY after 4pm on your day of arrival unless prior arrangements have been made with me.

14 What is included in the villa rental price?

The basic rental of the villa for the duration of your stay. (see rental prices page regarding taxes)
Use of linens and towels for the duration of your stay.
An end of stay clean, unless your stay is 6 nights or less.
A toilet roll per bathroom and several small soaps to get you started.
Use of the appliances in the home during your stay.
Hot water and air-conditioning
Local, national and international telephone calls, plus free dial up internet access using your own ISP.
Services of the local Management Company.

15 What is not included in the villa rental price?

Pool and spa heating are an optional extra
Any travel costs or vehicle rental costs required for  your vacation.
Any travel or belongings insurance.
Theme park tickets.
Food, washing powder, softener, dishwasher powder, cleaning products, additional toilets rolls and soaps.
Mid stay clean or daily maid service.

16 What if I have a problem with my villa during my stay?

In each of my homes are the contact details for my Managing Agent in Kissimmee. They should always be your first point of contact should you encounter a problem with the villa during your stay. Whatever your problem is they will endeavour to help you, all they ask is you use common sense when calling them after office hours if the problem isn't urgent and can wait until the next day.

Will I have to provide my own hair dryer, iron or washing powders?
Does the villa have a hairdryer?
Yes, there should be a hairdryer in  one of the master bathrooms.
Does the villa have an iron and ironing board?
Yes, each villa has a steam iron & a full size ironing board
Will the villa have any dishwasher  powder or washing powder?
It is not provided as a matter of course. Guests tend to leave items like that when they leave so you maybe lucky and find some left behind.
Are soap and toilet paper provided?
Yes, there will be one roll of toilet paper provided per toilet and a number of small soaps

If I take pool and spa heating  what temperature is the water heated to?
Both the spa and the pool are set to heat to a temperature of 85 degrees Fahrenheit. The spa temperature is increased to 100 degrees Fahrenheit by activating the spa time switch.
Please do not expect that you will be able to use the spa like a 'hot tub'. A 'hot tub' is an entirely different thing.
During the pool-heating season, which is typically November to April, both the spa and the pool have blankets placed on the surface. This practice is adopted to help maintain the water temperature when the air temperature is lower. We ask our guests to replace the blankets when the pool and spa are not in use to help maintain the water temperature.
